2024 Assessment & Annual Meeting

Dear Pinecrest Homeowner:

As a title holder in the Pinecrest Community, membership in the Pinecrest Homeowner Association is mandatory. Coextensive with membership is an obligation to pay the annual assessment as set by the board of directors for the upkeep, maintenance, and welfare of the community as a whole. Pinecrest is governed by state law, by its covenants and by the terms of a conservation easement with Athens Land Trust. Pinecrest’s covenants may be viewed on the community website pinecrestathens.org.

For the year 2024 the Pinecrest Board of Directors has determined the amount of the assessment will not be increased and will remain $110 per lot. (For a summation of 2023 expenses see the reverse side of this page.) Please mail your check or money order to the address shown above which is the UPS store in the Publix Shopping Center on Barnett Shoals Road. You may also drop it off in person with instructions to place it in BOX 477.

For those who wish to process their payment electronically, consult the attached instructions. If you pay by mail or in person please provide the information requested below. Payment is due on or before January 15. The Pinecrest annual meeting will convene via Zoom on March 2nd, 2024 at 10:00 AM.

You may pay the 2024 annual Pinecrest dues by going to our website which is pinecrestathens.org. Go to the tab marked “paydues” and follow the instructions.

* A word about this year’s expenses. You will note that the largest item is upkeep at the Pavilion. This not an annually recurring expense. The pavilion structures are inspected annually, but being exposed to the outdoors the weathering process varies from one year to the next. During 2023 we determined that some structures needed extensive repair while others required only painting and resealing. For a more representative perspective the figure should be more properly annualized over a period of from 3 to 5 years.
