Covenants
Covenants are a legal document established by a community association to maintain the quality of the neighborhood and any other legal obligations placed upon them in their founding. These covenants outline the responsibilities of homeowners, permissible property modifications, and community standards on issues such as landscaping, property maintenance, and external decor. The covenants are applicable to all homes in the Pinecrest neighborhood, whether they are in residence or not.
Bylaws
Bylaws are rules governing the management of the community association’s business affairs and are a supplement to the covenants.
Policies and Guidelines
The covenants and bylaws give the Board of Directors certain limited authority to adopt general policies to manage community affairs. Most policies are intended to supplement or clarify the covenants and bylaws.
